Property still booming?
Property still booming?
A while ago there was much talk of big property developments, SEA's tallest building and lots of lots of construction in general going on. Whats the go now, is it still full steam ahead or has the heat gone out of the construction game a bit? Last I remember there was a a bit of a glut of new condos and talk of parking some projects.
Construction on the outskirts of PP is booming, lweng (spelling) style boreys popping up all over the place and they're selling, at over the top prices...Condos aren't selling, Cambodians don't want to live in them.
I'm not a negative person, I encourage people all the time...it's usually to f**k off! But, whatever.

High end boreys and condos are not selling anymore. Reasonable priced condos and boreys other hand are selling very well still. Last condo where I lived, 50%-60% were locals. In Sihanoukville couple of condo projects 80% of buyers are locals. Take your pick.I actually like the place as it is 5m side with a 1m side garden, front and rear patios etc and 4 beds / 4 baths but you would never get any rental income and then yeah....you are stuck with it. Plus....id like to see them in 5 years. Who is going to be doing all the maintenance ? Painting of all facades etc ?

what about all the mega projects like the planned big development north of Japanese Bridge and the big building. Have they made any headway on them yet or have they gone off the boil a bit. I have been away for a while and lost touch with whats happening on the skyline.

Interesting. These Boreys only make sense if you intend to stay in them. You'll never get anywhere close to 10% ROI renting then as they're a dime a dozen as you say. Why aren't they living in it? Bought as "an investment"? I know a girl who bought one across the bridge to Vietnam and doesn't stay in it because of the traffic. She rents in town... I'd be tempted to rent one of these borey houses, but I know Khmers and they'd likely let it sit empty for years than discount from their dreamy prices. I was in that area a few weeks ago and it was pretty slow. I think u can get the larger attached Platinum ones for $400pcm or so which is pretty good if u have a large family.

I saw a detached villa just past L'Imprevu 3 or 4 months back. In a small gated community. Nice garden and car port etc. Wanted 1k per month. Told them it was too far out and would pay 400. Estate agent came back and said they'd accept 500. Road was Shitty then so said no. Been empty for while as they had a bird's nest in the bathroom window.
You will see more properties vacant as more product comes on line and dicks don't reduce their ridiculous asking prices to something more reasonable.

Are pets allowed in boreys? Is there a maintenance charge? As long as there were no dogs they look pretty good to live in, lots of space for kids to play.

The ones that I have lived in allowed pets. The last one I stayed in charged a management fee of $25 per month, which was collected around the 1st by one of the mountain bike riding security guards patrolling the streets.

I only pay $6 a month (would be $10 if I had a car). This is for 24hr security, rubbish collection, maintenance (like sweeping & grass and tree cutting) and regular mosquito fogging.
Pets are allowed, but not allowed to run free.
