Looking a land for Laundry Factory

I am VJ and looking for 30000 to 50000 square feet of land in the outskirts of Phnom Penh in Cambodia.

Requirements of Land:
1. Land should have 24/7 water supply and it should be near to River.
2. Should reach Phnom Penh from the land within 1 hour.
3. Can be 25 miles away from Phnom Penh.
4. Area should be protected.
5. No theft

Why is this...and it should be near to River>

Are your clients or their laundry coming by boat?

Or are you proposing to discharge your waste water in to the river contrary to environment protection laws?

He's given plenty of details. He has detailed his requirements for a piece of land.
He also didn't tell us who his customers were, what his shoe size is or whether he fancies you or not.

All of those are also not particularly relevant to finding a plot of land for a factory.

So do you know of any suitable sites or not?
