Corner block, about 7 klm from central PP in the Russey Keo area
Land size is 15 mtr deep by 5 mtr wide.
Being a corner block I can have windows for each room, an exhaust fan for kitchen and vents for bathrooms / wet areas. Water, sewerage and electricity all available at street frontage..
I'm considering 3 levels
Ground floor = Security gate + Moto Parking + Living room, kitchen Toilet and staircase.
1st and 2nd floors = two bed rooms approx 5mtr by 5 mtr each with a shared bathroom/ toilet and stair case.
Flat roof above the 2nd level where I intend to set up my roof garden.
Suggestions on how I can improve this basic design would be greatly appreciated.

Use the bottom floor as parking and garden. Roof gardens never really work in this country, it will usually be hot, dirty or both. Bottom floor will be the coolest and your better half will keep it clean and tidy because everyone who comes will see it. Then stack your existing design above that, but skip the flat roof as it will make the top floor hot.
Keep space for a car or two, not only motos.
Forget about shared bathrooms, it doesn't cost much to have one bathroom per bedroom and it's way more comfortable.
Put as few walls as possible, Khmer love open spaces as much as the next guy, they're just clueless about it.

Roof garden = man cave.
Perspex retractable roof. Small spanish villa style mini bar with fridge. Bolt on well sound proofed door to keep out the karoake racket below.
Hammock or sun lounger. Flat screen TV in shaded area.
High wooden platform to sit and take in the view.
Dunno about the rooms below.
Sniff.

thats crazy, you need at least 1 meter around the house so your limited to 3 meter rooms.
i'd not even consider building on less than 15x20

Correction to my earlier post, should not of described it as house, it's more of a unit / khmer shop house thing.
Block of land was divided into three separate titles and sold off to interested parties, the three units are joined together and ours abuts onto the street corner.
