These returns in Cambodia are not excessive given the duration.
Hell ABA gets 19% pa on secured hard titled loans.
My next investment has ROI far greater than this. My current one leaves this one for dead and others have returned in this vicinity.
I will be discussing this one with Jackal. The quality of the person is paramount. I am not saying that this is a great investment, just that I leans towards trusting Jackal rather than dismissing this one opportunity out of hand.

Agriculture, farming and or land clearance can produce similar returns or so I hear.
However variables/risk in both are there - weather, crop failures, gluts and price falls, clients failing to honour deals etc.
